GENERAL ARCHITECTURAL DESIGN SERVICES
Brian Linc, Architect, LLC offers general architectural design services including Programming, Schematic Design, Design Development, and Construction Documents. These phases of design allow for communication between the Owner and Architect and provide opportunities for refinement of the design. For non-residential projects, Brian will also team with mechanical, civil, structural, and electrical engineers if needed to produce the final working design. These services are typically complete when the design has gained approval from the local review board and a building permit is allowed to be pulled.

ADDITIONAL ARCHITECTURAL SERVICES
Brian Linc, Architect, LLC also offers additional services that are not part of a typical design scope. These services include providing Record Drawings, General Electrical Schematics, Cabinetry Elevations, Construction Administration, and 3D Imagery. These services are not typically required for local review board approval and require additional time and cost above and beyond the general architectural services listed above.

SITE REPRESENTATION
Brian has extensive experience with construction observations and can provide on-site representation and some minor performance testing to review the construction for design conformity. He also has extensive experience in existing building condition reviews and identifying failures in the building’s thermal, air, vapor, and water barriers.

NEW HOME & ADDITION DESIGNS
Brian has provided numerous designs for new homes and home additions throughout Northeast, OH. Unique design strategies have included large family homes, passive and sustainable designs, energy efficient designs, and flood plain considerations.
